Just a couple of things you should take into consideration when choosing your settlement agent.
Do not use the same Settlement Agent as the seller. There is a very real potential for conflict of interest.
Be cautious about using the Settlement Agent recommended by the Real Estate Agent, in the event that there is a business or financial relationship between the Real Estate Agent and the Settlement Agency (a common situation). Many Settlement Agencies are owned by the Real Estate Agent or the Real Estate Agent may have a financial interest in the Settlement Agency by way of referral fees or ownership of units in a trust which owns the Settlement Agency. If such a relationship exists, they must be disclosed, and again, there is a potential for conflict of interest.
Be cautious when choosing a Settlement Agent offering cheapest settlement fee available as this may lead to costly mistakes due to poor experience and complications with your settlement.
